Paint it

The best way to freshen up your house and have it looking fantastic and ready to sell is to have it painted, and painted properly. Unless you’re a painter, leave it to the experts, as there is a big difference between an amazing paint job and a horrible one. With fresh paint your house will be looking brand new again, and is sure to draw in those potential buyers.

Fixes

Do a good walk through at your place and make a list of anything that needs fixing. Whether it be carpet to be replaced, removing loose nails, or adjusting a latch, having all of these little things fixed will make your home way more attractive. People want to buy a home that is perfect, and if they can’t find any way to fault it, they may just buy your place.

Air it out

Especially if you’ve had it painted, it’s a good idea to air out your place properly so that you don’t have any offensive odours ruining your chances of a sale. If you have security screens, leave your windows open for as much of the day as possible in the few weeks leading up to putting your house on the market, and if possible, stay somewhere else for a few days or a week before the big day. It’s okay if your home smells like food, but you don’t really want it to smell too much like people.

Landscape

Having a nice yard can be the clincher when trying to sell your home, so if you have any extra time or money, spruce yours up a bit. Even just tidying up and doing a little weeding can help, though the more effort you put in, the more desirable a place yours will be on the market. Putting a little extra time into the landscape can mean your home sells way faster and for much more.

Upgrade

You’ll get more money for your home and sell it quicker if it has more features, so if you want to give your place a little boost before you try to sell it, add something nice. A quality security system is a smart way to add a significant amount of value to a home, as is a remote control garage door. The good thing about any upgrades you do now is that you can essentially just add the cost to the price you’re asking for your home, as anything you get will obviously be in great condition having only just been installed.

Work

If you work in hospitality, moving to the Sunshine Coast may be worthwhile for the sake of your career, as the hospitality industry is still growing here and there are lots of opportunities to move your way up through new ventures. If you always wanted to start your own B&B or run your own tour, the Sunshine Coast has a lot of opportunities on that front as well, as unlike the Gold Coast, it is far from at saturation point.

Health

Countless studies have shown that being outdoors and active adds considerably to not just your health but also your happiness and overall state of mind, so unless you have no choice, why would you continue to live in that place you hate? Moving to the Sunshine Coast will make it easy for you to be out walking, hiking, swimming, kayaking, or doing whatever else, as living somewhere so beautiful tends to be extremely energising. The fresh air, the lack of pollution, and the effects on your state of mind that sitting and watching a sunset can have, all make it a smart option for your health to move to the Sunshine Coast.

It’s beautiful

Not everyone gets to choose where they get to live, though if you have any say in the matter whatsoever, head to the Sunshine Coast. Blessed with sun kissed beaches, glimmering ocean views, fantastic National Parks and even a mountain or two, you’ll be hard pressed to find a more all-round beautiful place to live than Sunshine Coast real estate.

The people

People on the Sunshine Coast are some of the friendliest in Australia, with even the library system set up to be more accessible and user friendly than most other districts. It doesn’t take much to make friends up here, as most people seem more interested in being happy than in rushing around chasing money. Being surrounded by a more positive and relaxing atmosphere can have an enormous impact on your quality of life, so leave the negative city vibes behind and move to where you can enjoy where you live a little more.

Moving to the Sunshine Coast may be just the thing to get you out of a rut and back into living a healthy, happy life. No longer just a holiday destination, places like Noosa have begun to embrace more than just their tourist attractions, and as a result have become far more interesting places to be. You only live once, so why not have a go at living somewhere that you actually love? There are some great deals on land for sale on the Sunshine Coast, so get yours before all the best places are gone.

Does this have an effect on real estate?  You bet.   Even at the top end?  You bet.  Affordability is, of course, vital when investing in real estate but the most important ingredient appears to be confidence.   It doesn’t matter what market it is, share, real estate or even our local fruit market… when there is a glut of product and sales are few – it is cheap.  When everybody wants some, prices have to increase.

I think it is interesting that America could well be the world’s saviour.   This week’s figures from America showed retail sales are growing there and car sales are booming. See?  Confidence.  This of course increases employment and more people with jobs means more spending and so it goes on.   The Australian budget next week could be a shocker of course…. but commentators seem to think it’s only a short term one as the existing Government will be gone by next year.

Does all this affect Noosa property?  Yes…. and no.   Yes – people are still cautious but a little less so.  And no, because when people come across paradise and it is available in limited quantities – they buy.   There have been a good number of sold stickers plastered over sales boards this week.

The weather is getting cooler.  Frau (my trusted Schnauzer) has decided a 5.30am wake-up call is just plain dumb and to give her a nudge out of bed when I return from my run.  So much for a woman’s best friend….

Rent it out

It’s not going to be difficult for you to find renters on the Sunshine Coast, as this is one of the most beautiful parts of the country, with just the right balance between modern conveniences and natural beauty. As the area grows and develops, there will be more and more people looking for rental accommodation, making any property up here worth quite a large sum of money.

Run a B&B

As tourism continues to grow, there will need to be an increase in the amount of accommodation options available if the area is going to be able to make the most of the outside interest. B&Bs are always popular and will certainly make a good investment.

Use it as a holiday home

Rather than pay for holiday accommodation every time you go away, having your own place will mean that you can leave it all set up and not have to save up to go each time, allowing you more flexibility in terms of when you use it for. If you’re leaving it unattended for long periods of time, you can always have friends house-sit from time to time, or perhaps rent it out during those periods.

Start a hostel

If you are the go-getter type and are looking for a new line of work, you can easily turn your home into a small hostel and provide a quality accommodation option. A lot of people are willing to pay a little more money to stay in a cleaner and cosier place, so do your place up nicely and you’ll be ready to open for business.

Do a house exchange

Even if you aren’t wild about your Sunshine Coast real estate, chances are that other people will be, so you can use it to swap with other people’s home through house swaps all over the world. House swaps are a fantastic way to get to live in another country without having to pay huge accommodation costs, and when you’re done swapping around, you can always just settle back in at your place.

Retire there

There’s no better place in Australia to retire than the Sunshine Coast. Once you finally finish up with your working years, you’re going to want somewhere beautiful, friendly and comfortable to retire, and that is exactly what you’ll get here. Close to large medical facilities in the city of Brisbane — but far enough away from the large centres that you can start to unwind — having a place on the Sunshine Coast will give you the perfect spot to start your transition into retirement.

Owning property on the Sunshine Coast is an extremely safe investment in these turbulent economic times, so make sure you get yours while there are still some left to get.

We are fortunate to report that the top end of the property market is getting a wiggle on.  At last.   We’ve sold a good number properties recently at prices that show we may be bouncing off the bottom.

The lower market has been steadily moving but the volume is now increasing.

Why is the market on the move again?  We are almost past speculating….  but it seems America is looking promising and we are hearing less about Greece.  What we can tell you that when buyers come to us, they are saying: “It is now affordable” or “The prices have dropped” but consistently we hear from buyers that “It’s a good time to buy”.

Whatever the reason, Noosa remains Noosa and it is just one of the most special places in Australia with lovely beaches, beautiful national park, great restaurants and a relaxed, easy way of life.  Our geography prevents us from increasing our offerings.  We cannot develop north into the sea, west into the river and east into the national park.  Three storeys above contour of land is our height limit and there’s no more land being made.  This small market is an attractive one.

Noosa

While it has been a magical little place for a very long time, people are finally starting to wake up to just how special Noosa is. As such, Noosa property is finally starting to boom. While prices are still relatively inexpensive, Noosa has seen a marked increase in tourism levels over the past five years, and as the city starts to add more infrastructure with all of its tourist dollars, you know the housing market will spike at any minute.

Maleny

This cute little environmentally friendly town is tucked away in the corner of the beautiful Blackall Ranges, and is starting to attract a fair amount of attention from people looking to escape the hustle and bustle of centres like Brisbane and the Gold Coast. Close enough to Brisbane if you really need to get to a big city, Maleny is perfectly positioned out of the way, while not too far away, making it a very tempting location for quite a lot of people.

Brisbane

No longer seen as the hick city of the north, Brisbane has slowly but surely reinvented itself as a hip modern city, with everything from great clubs and shopping, to incredible architecture and lively music festivals. Property values in Brisbane have been steadily rising over the past decade, and with population growth in Australia looking to increase, it’s starting to become easy to picture Brisbane as a four-or-five-million-person city. With that said, the time to invest in Brisbane real estate is definitely right now, while there are still some reasonably priced options remaining.

Eumundi

Well-known around the region for its impressive market days every Wednesday and Saturday, this charming little centre is an old, quiet place, without even so much as a grocery store. This makes the market days such a big part of the community life, as everyone needs to be out getting their supplies. For a gorgeous little town it’s amazing how quiet Eumundi is on non-market days, though when more people start to realise it’s here, property values are sure to go up significantly. So if you’re looking to invest in some Queensland property, Eumundi real estate is a fantastic opportunity.

Queensland is a world famous destination, as well as being known right across Australia as a gorgeous spot, making it the ideal place to buy property. Finding the right place to buy property will depend a lot on what you want to do with it, but regardless of your situation, make sure your property has lots of obvious benefits if you hope to ever sell it.

Market conditions have a sound underlying foundation for price growth in the short to medium term;

1. Real Estate prices in Noosa are the lowest they have been in many years.
2. The jobless rate in the country is low.
3. Well positioned resale stock is beginning to decline
4. Very few new projects are being built.

Many interstate investors have been saying that they have never seen Noosa at a better value position as it is now.  And what is more – they are buying.

The development consists of three large 3 bedroom full floor apartments that sit on this prized absolute beachfront position on Hastings Street.

The ground and mid floor apartments were sold for a total of $14 million and the commercial component on the Hastings Street frontage has also been leased.

The property has been marketed by R&W Noosa and the last remaining apartment to be sold is the Penthouse. The penthouse was originally to be retained by the developer, but is now available for sale. The completion date for construction on the development is aimed to be finished before mid 2013.

R&W Noosa principal, Peter Butt, says that the commencement of construction is a great show of confidence in the tightly held beachfront market.

The original Sandpiper consisted of 6 x 1 bedroom apartments and 2 commercial shops. The developer purchased the individual apartments and the commercial over a period of six years and is now finally seeing the fulfillment of a long held vision for the site.

The architect commissioned for the design was Richard Foster who also designed the adjoining development of “The Breakers”, which was also a great success in filling the short supplied 3 bedroom beachfront market.

Currently there are only twenty five of these large 3 bedroom apartments on the beachfront and many of these have been tightly held since the original purchase dates, with some being held by the original owners for over 20 years, they simply don’t come on the market all that often. “We have seen very limited turn over in this beachfront market, even in the down cycles” Peter Butt said. “This is a market that is relatively unaffected by hard times and therefore inspires significant confidence as long term family assets”.

The Commute

Living a long way away from where you work can add a huge amount of stress to your life. No one likes being stuck in traffic and spending hours in the car every day, so if possible try and find a place close to where you work and you’ll be loving all the extra time you have.

Health

There is a big difference between real estate on the Sunshine Coast and that of inner city Brisbane in terms of exercise opportunities, air quality and overall natural beauty. How easy it is to be exercising and even what your view is from your place both have a big impact on your physical and mental health, so rather than go for that apartment in Brisbane, look into options like Noosa real estate instead. You’ll be amazed at the difference it makes to your life!

Proximity To Friends and Family

Living close to friends and family is a huge benefit to our lives in terms of feeling supported and connected to those who we care about most. There is nothing quite like being able to walk to a friends place for a late night chat or dropping by your parent’s place just to check in and say hey, so if you can, try and live somewhere that doesn’t isolate you from your people.
