<p>The population of Peregian Springs in 2006 was 1,675 people. By 2011 the population was 3,952 showing a population growth of 135% in the area during that time.</p>
<p>Peregian Springs is located only 10 minutes’ drive from the world famous Noosa Heads and a similar distance to Coolum Beach, Peregian Springs is in an ideal location.</p>
<p>Residents have access to everything they could need including the shopping centre, recreational and educational facilities. The estate also boasts the Peregian Springs Golf Club which features an 18-hole course and an award-winning restaurant.</p>
<p>The predominant housing type in the area is new single-detached dwellings.</p>
<p>Given its location, there are a large number of prestige homes.  The highest house sale for the 12 months to the end of February 2013 was $1,138,000.</p>
<p>According to figures from the Real Estate Institute of Queensland (REIQ), the majority of people are owner-occupiers with 67 per cent owning their property as opposed to 33 per cent of private dwellings being rented.</p>

<p>Off leash Parks include Alex Dan Park on Cooyar Street Noosa Heads and Noosaville Park and beach on the foreshore of Weyba Creek between Lake Weyba Drive and the south-western boundary of the South Pacific Resort and the Australian Rules Football Ground.</p>

<p>The Noosa market has continued to see active buyer participation across the board. Stock levels are continuing to be in decline. Our recent auction delivered an increase in the number of registered bidders and multiple bidders were again participating competitively for the available stock some examples of this were an un renovated apartment in Little Cove which sold under the hammer at $940,000 after competitive bidding from two parties. Although this property sold slightly under the reserve, it brought the sales process to a head and the price appears to be fair market. An older home on a beautiful site on Noosa Sound was under competition from three bidders and this property is expected to signed off imminently.<a href="http://www.rwnoosa.com.au/785598/"><img class="alignleft size-full wp-image-1040" title="Little Cove Real Estate" alt="Little Cove Real Estate" src="http://www.rwnoosa.com.au/files/2013/04/headlands_U1_7383.jpg" width="300" height="225" /></a></p>

<p>While the autumn market post Easter is normally seen as the tail end of the January peak activity, this year has proven to be a more intensive activity period over and above 2012. Discussion within the industry seems to confirm that we are definitely at the bottom of the market and the Spring market may well see the start of an upward cycle, although the speed of this recovery will yet to be determined.</p>

While “Cloud Break” is certainly a stunning home in a unique position, this will be an encouraging sign for potential sellers who are waiting to see some positive signs in this market before listing their properties for sale.</p>

Arakoon Crescent is regarded as the “Toorak Position” of Sunshine Beach, being within easy walking distance of the village and access to the beach. <a title="Real Estate Noosa - Peter Butt" href="http://www.rwnoosa.com.au/real-estate-agent-5021/">Peter Butt</a> and <a title="Sunshine Beach Real Estate - Jennifer Carr" href="http://www.rwnoosa.com.au/real-estate-agent-5020/">Jennifer Carr</a> will be offering other opportunities in this highly desirable locations coming into the Spring market.</p>

<p>While some buyers may be delaying their final decisions until after the September election results others are definitely making their moves now. We are seeing stock depletion on the waterfront in Noosa Waters and we are expecting to see competition for the fresh Stock that will be coming on in this sector of the market. <a title="Noosa Real Estate - Shane McCauley" href="http://www.rwnoosa.com.au/real-estate-agent-9200/">Shane McCauley</a> and <a title="Real Estate Noosa - Frank Milat" href="http://www.rwnoosa.com.au/real-estate-agent-5026/">Frank Milat</a> are the “go to” agents for this market sector.</p>

<p>Well positioned property on Noosa Hill has also seen a number of recent sales <a title="Noosa Real Estate - Kate Cox" href="http://www.rwnoosa.com.au/real-estate-agent-5030/">Kate Cox</a> is offering a selected choice of 2 &amp; 3 bedroom apartments and also a choice of extremely good valued homes in this central location. <a title="Real Estate Noosa - Graham Smith" href="http://www.rwnoosa.com.au/real-estate-agent-12649/">Graham Smith from R&amp;W</a> has also been very active in the market place with a number of apartments in Noosaville lowering his stock levels.</p>

<p>Our overall perspective of the current market for buyers is: act now when you have refined your search and determined your choice as it may not be there tomorrow. The stock that has been on the market will be cheaper than the next to come on to the market and once the current well positioned stock is gone it may take some time to replace it.</p>

<p>To those prospective sellers we would suggest the lead in to the Spring market is definitely going to be a better time to sell than what we have seen in previous years. We would also add that while prices will be still back from the peak levels of some years ago buying and selling within the same market will also mean that you will also pick up your next buying opportunity at a price well below the peak levels. January produced some of the best weather we had experienced for years and Hastings Street was filled with happy smiles from visitors enjoying a family holiday on main beach. Many love affairs with Noosa real estate and <a title="Little Cove real estate" href="http://www.rwnoosa.com.au/sales/about-noosa/about-little-cove/">Little Cove real estate</a> were once again rekindled in January and our Summer Collection Auction campaign held on 11th January was a roaring success. Many properties had multiple bidders and over the reserve sales were a reflection of competition and sellers with realistic expectations. While we sold half of the 15 properties on the night or just after, we identified and engaged with a number of serious buyers who later negotiated a successful result.  February was an enlightening month here at R&amp;W Noosa with a sale occurring almost every day – even with the rain pelting down. This was indeed the result of sales momentum and a direct flow on from the activity that R&amp;W generated from our Summer Collection auction campaign. We are still dealing with many buyers who have not yet found their ideal purchase, so we would like to talk to all sellers in the market to see if we can match your property with one of these left over buyers.</p>
<p>Our current buyers are looking to purchase <a title="Noosa Waters real estate" href="http://www.rwnoosa.com.au/sales/about-noosa/about-noosa-waters/">Noosa Waters real estate</a> and <a title="Sunshine Beach real estate" href="http://www.rwnoosa.com.au/sales/about-noosa/about-sunshine-beach/">Sunshine Beach real estate</a>. These areas as well as <a title="Noosaville real estate" href="http://www.rwnoosa.com.au/sales/about-noosa/about-noosaville/">Noosaville real estate</a> have been Noosa’s best performers, with 423 sales in Noosaville and Noosa Waters. Noosa Heads comes in second with 298 sales, with Tewantin following closely at 262.<br />
Stock levels are declining and we will soon see a market in transition where sellers in well positioned properties will have a stronger position. So buyers should move forward when they find the right property.</p>

She mentioned on a walk this morning through the National Park that since moving here only a couple of weeks ago, she feels her health has already drastically improved.<span id="more-950"></span> Walking, eating healthier and enjoyment, all just seem to be a part of life up here, when compared with the hustle and bustle of Sydney she said she just feels relaxed and de stressed, although still working full time with similar hours, it’s just a much more enjoyable lifestyle to lead. There were a number of places that she could have moved to, but <a title="Noosa Real Estate" href="http://www.rwnoosa.com.au">Noosa Real Estate</a> just appealed to her – because who wouldn’t want to buy <a title="Real Estate Noosa" href="http://www.rwnoos.com.au">Real Estate in Noosa</a> – it just sells itself!</p>

R&amp;W auctioned 20 properties on the 5th October at the Sheraton Noosa Resort. Before the night was over 7 properties had been sold for a total value of over $11 million. By the end of October the total value of sales had exceeded $25 million with a further 7 properties had sold.</p>
<p>The recent run of fine weather has not disappointed the throng of tourist numbers that have flocked back to Noosa in recent months to shake off the winter blues. The Noosa Triathlon was also a huge success and created a great atmosphere towards the beginning of November. Both competitors and their supporters enjoyed the festivities and congratulations must go to USM Events for producing a seamless event.</p>
<p><a href="http://www.rwnoosa.com.au/files/2012/11/AshGentle_2012.jpg"><img class="size-medium wp-image-920 alignright" src="http://www.rwnoosa.com.au/files/2012/11/AshGentle_2012-210x300.jpg" alt="" width="210" height="300" /></a>As we now head into the Christmas–New Year selling season and we are preparing another group of select properties to present to the market on 11th January. The recent activity levels have taken properties out of the market across the board. Sales have been transacted from the high $200k all the way up to almost $7 mill where two Hastings Street beachfront properties are now under contract these are apartment 1/23 Hastings Street (which is coming into our holiday rental pool) and the middle floor apartment in “The Breakers” which was auctioned on 5th October – which will remain as a holiday rental.</p>
<p>Where is all this heading, one might ask? We believe that the activity levels in the market have increased mainly because the buyers have come to the conclusion that the market has bottomed and will not get any cheaper than what it is today. Some of the well positioned stock will be hard to replace, so they are picking the best positions in the market.</p>
<p>Numbers of properties for sale in Little Cove, Noosa Heads, Noosa Sound, Noosa Waters, Noosaville, Sunshine Beach and Sunrise Beach have been steadily diminishing. This means the market is now heading slowly to a position where we may see more buyers in the market than sellers. Just how long this will be before we see prices slowly climbing is anyone’s guess. We don’t necessarily see prices rising quickly in the immediate future, but buyers will be limited in their choices and compromises will need to be made. Our suggestion to buyers is: if you see what you want then don’t delay your decision.</p>
