			<content:encoded><![CDATA[<p>We are all expecting an interest rate drop next week.   It seems that the forecast of the Reserve Bank last year for our growth rate at 4.25% was about 2% too high.   Thus, it appears that we have been caught with a cash rate that is way too high.   I wouldn’t be surprised to see .5% drop next week or at least it trending down over the next 3 months.</p>
<p>Does this have an effect on real estate?  You bet.   Even at the top end?  You bet.  Affordability is, of course, vital when investing in real estate but the most important ingredient appears to be confidence.   It doesn’t matter what market it is, share, real estate or even our local fruit market&#8230; when there is a glut of product and sales are few – it is cheap.  When everybody wants some, prices have to increase.</p>
<p>I think it is interesting that America could well be the world’s saviour.   This week’s figures from America showed retail sales are growing there and car sales are booming. See?  Confidence.  This of course increases employment and more people with jobs means more spending and so it goes on.   The Australian budget next week could be a shocker of course&#8230;. but commentators seem to think it’s only a short term one as the existing Government will be gone by next year.</p>
<p>Does all this affect Noosa property?  Yes&#8230;. and no.   Yes – people are still cautious but a little less so.  And no, because when people come across paradise and it is available in limited quantities – they buy.   There have been a good number of sold stickers plastered over sales boards this week.</p>
<p>The weather is getting cooler.  Frau (my trusted Schnauzer) has decided a 5.30am wake-up call is just plain dumb and to give her a nudge out of bed when I return from my run.  So much for a woman’s best friend&#8230;.</p>

<p>We are fortunate to report that the top end of the property market is getting a wiggle on.  At last.   We’ve sold a good number properties recently at prices that show we may be bouncing off the bottom.</p>

<p>The lower market has been steadily moving but the volume is now increasing.</p>
<p>Why is the market on the move again?  We are almost past speculating&#8230;.  but it seems America is looking promising and we are hearing less about Greece.  What we can tell you that when buyers come to us, they are saying: “It is now affordable” or “The prices have dropped” but consistently we hear from buyers that “It’s a good time to buy”.</p>
<p>Whatever the reason, Noosa remains Noosa and it is just one of the most special places in Australia with lovely beaches, beautiful national park, great restaurants and a relaxed, easy way of life.  Our geography prevents us from increasing our offerings.  We cannot develop north into the sea, west into the river and east into the national park.  Three storeys above contour of land is our height limit and there’s no more land being made.  This small market is an attractive one.</p>

<p>The development consists of three large 3 bedroom full floor apartments that sit on this prized absolute beachfront position on Hastings Street.</p>

<p>The ground and mid floor apartments were sold for a total of $14 million and the commercial component on the Hastings Street frontage has also been leased.</p>
<p>&nbsp;</p>
<p>The property has been marketed by R&amp;W Noosa and the last remaining apartment to be sold is the Penthouse. The penthouse was originally to be retained by the developer, but is now available for sale. The completion date for construction on the development is aimed to be finished before mid 2013.</p>
<p>R&amp;W Noosa principal, Peter Butt, says that the commencement of construction is a great show of confidence in the tightly held beachfront market.</p>

The developer purchased the individual apartments and the commercial over a period of six years and is now finally seeing the fulfillment of a long held vision for the site.</p>

<p>The architect commissioned for the design was Richard Foster who also designed the adjoining development of “The Breakers”, which was also a great success in filling the short supplied 3 bedroom beachfront market.</p>
